Can I bring my pet?

Absolutely — well-behaved pets are welcome in your villa. Please note that the Assisted Living Apartments are not designed to accommodate pets.

Can I make alterations to my villa or apartment?

Within reason, yes. Common alterations include additional powerpoints, ceiling fans, outside blinds, solar systems, back verandah enclosures and garden sheds. Please speak with the Estate Manager before starting any work.

Can my registered Care at Home provider come into the estate and provide me with support services?

Yes. Residents are welcome to engage their own registered Care at Home provider to deliver support and care services within their home at Tamworth Gardens.

Your chosen provider can visit the estate and provide services such as personal care, domestic assistance, nursing support, allied health services, and other approved care supports, subject to their service offerings.

What other support services does the estate offer?

In addition to the support services available through Tamworth Gardens, residents can access a range of convenient services within the estate community.

A local pharmacy provides a medication delivery service to the estate, making it easier for residents to receive their prescriptions and other pharmacy items without leaving home.

Tamworth Gardens is committed to fostering a caring community and providing services that support residents’ wellbeing, independence and quality of life.

What security does the estate have?

Tamworth Gardens is a gated community designed to provide residents with peace of mind while maintaining their independence and freedom.

While the gated entry helps enhance security within the community, residents remain free to come and go from the estate whenever they choose, day or night.

Community & Management

What is the Estate Manager's role?

The Estate Manager is your primary contact for any assistance you require. They look after the day-to-day management of the estate to ensure everything is running smoothly and that services are provided in a friendly, effective and efficient manner.

How are residents represented?

The estate has a dedicated Residents’ Committee — a volunteer group who meet regularly with the Estate Manager and Gannon Lifestyle Communities management to share information and ensure resident proposals and concerns are heard and addressed. The Committee also helps organise social activities and groups.

The Directors and CEO of Gannon Lifestyle Communities are actively involved in estate life, regularly visiting to attend resident functions and meet with residents in person. We hold two full resident meetings each year, plus quarterly meetings with the Residents’ Committee.

Who operates the estate?

Tamworth Gardens is operated by Gannon Lifestyle Communities. The Gannon family has over 30 years of experience in retirement living and a strong reputation for building some of Australia’s most successful and welcoming retirement communities. Gannon Lifestyle Communities is a signatory to the Retirement Living Code of Conduct.

Costs & Fees

What does the monthly service fee cover and how is it set?

The maintenance fee covers the communal costs of running the estate — including staff, repairs and maintenance, insurance, water, and gardens. It also covers home maintenance and the emergency call system service. Fees are reviewed annually as part of the estate budget, prepared in consultation with residents. Additional personal services such as meals, cleaning and laundry are available at extra charge. For Assisted Living Apartment residents, these services are included in the maintenance fee.

What other costs will I be responsible for?

In addition to the monthly maintenance fee, residents are responsible for electricity, gas and telephone and internet costs.

Is my villa or apartment insured?

Yes — we insure the estate property, including your villa or apartment. Contents insurance is not included, and we recommend arranging your own policy to cover personal belongings.

Who pays for maintaining the estate long-term?

The estate operates two funds: a Capital Replacement Fund and a Long-Term Maintenance Fund. The Capital Replacement Fund covers replacing capital items at the end of their useful life. The Long-Term Maintenance Fund covers major repair costs.

Contracts & Legal

What type of contract do I enter into?

Residents at Tamworth Gardens enter into a Lease arrangement governed by the Retirement Villages Act — legislation specifically designed to protect the rights of retirement village residents. Full details are provided in your lease contract and disclosure documents before you move in. Stamp duty does not apply.

What is the Deferred Management Fee?

The Deferred Management Fee (DMF) is the amount retained from the re-sale of your home when you leave the estate. It’s a common model across retirement villages in Australia and is the operators source of income. While you’re living at Tamworth Gardens, you benefit from a full range of community facilities and have your home maintained for you.

How does legislation protect my rights as a resident?

Retirement villages in New South Wales are regulated under the Retirement Villages Act, which provides protections around your Lease agreement, resident consultation processes and resale entitlements. The Act also sets resident obligations. For independent advice, contact: NSW Office of Fair Trading 13 32 20 · Council on the Ageing NSW (COTA) 1800 449 102.

What happens if my spouse or partner passes away?

The surviving partner can remain in the home, generally for as long as they are able to look after themselves and meet the occupancy requirements under NSW law and the estate contract. For better protection, we recommend the residence contract is held in joint names from the outset.
